How Much Does Tile Installation Cost?

The short answer
Our tile prices are starting prices, and none of them include the tile itself. The tile is your choice and varies too much to bundle in.
What we start at:
- Tile floors: from $14 per square foot on larger areas
- Bathroom tile, prep and install (a shower or tub area plus the floor): from $5,000
- Half bath or powder room tile: from $2,000, with demo of the old tile usually included
- Tile repair: $800 minimum charge, which is also the minimum on any job
- Demo, niches, shelves and curbless showers: quoted per job
Small rooms, hard-to-reach areas and custom patterns take longer and cost more. Small rooms are often $20 to $25 per square foot.
Why the tile is not in the price
Some companies give you one blended number. We keep the tile out of ours, and there's a practical reason.
Our number is based on how long your specific job takes. The tile is your number, and it can swing enormously. A basic ceramic and a natural stone can differ by ten times in price for exactly the same amount of installation work.
Keeping them apart means you can see what you're paying us versus what you're paying for materials. And if you change your mind about the tile, we don't have to re-price the whole job.
What pushes your price up or down
Tile size. A big tile covers more ground per piece, which means fewer cuts and fewer grout lines. Small tiles cover the same floor with many times the pieces, and every one has to be placed and spaced.
The pattern. Straight rows are the fastest. Anything set on an angle, like herringbone or chevron, means cutting nearly every edge piece. That can add days to a job.
The size and access of the room. Larger open areas get our lowest per-square-foot price. Small rooms and hard-to-reach areas take longer per square foot.
The surface underneath. A flat, solid floor or wall is ready to tile. One that dips, or has damage, needs to be levelled or repaired first, and that's added time.
Wet areas versus dry. A shower or tub surround needs a waterproof barrier installed before any tile goes on. A kitchen floor or a backsplash doesn't.
What a complete quote includes
- Our work, priced for your actual room, tile size and pattern
- What is and is not included, in writing (the tile is never included)
- Any prep work to level or repair the surface first
- Waterproofing, if it's a shower or tub area
- Demo, if the old tile has to come out
If you're comparing two quotes and one is much cheaper, check it against this list before assuming it's a better deal. Usually the gap is a missing line, not a better price.
