What Montgomery County Floors Are Usually Like

Montgomery County covers two very different kinds of hardwood job. Along the Main Line and through Jenkintown, Narberth, Bala Cynwyd and Glenside, a large share of homes date to the early 1900s and were built with quarter-sawn oak, narrow-strip oak, or heart pine. Those floors were laid to last and most have only been refinished once or twice, which means there is still real thickness to work with.

North and west of there — Lansdale, North Wales, Harleysville, Souderton, Collegeville — the stock skews mid-century and later, with solid oak in the living areas and a lot of it still under carpet. That is straightforward, high-return work: the floor is usually intact and the transformation is dramatic once the carpet and tack strip come out.

Older homes bring older problems, and they are worth naming up front. Radiator footprints, patched sections where walls were moved, threshold height differences between rooms, and stair treads that have worn through in the middle are all normal in a hundred-year-old house. None of them are dealbreakers. We price the repairs into the written quote rather than discovering them halfway through.
