What Chester County Floors Are Usually Like

Chester County splits cleanly into two kinds of refinishing job. The boroughs — West Chester, Phoenixville, Kennett Square, Downingtown — are full of Victorian and early-1900s houses with narrow-strip oak and, in the oldest of them, pine. Those floors have usually been through several owners and at least one carpet, which means wear on the surface and material still left underneath. That is the best case for refinishing rather than replacement.

The Main Line edge of the county is the other half. Berwyn, Devon, Paoli and Malvern carry a lot of early-twentieth-century housing built when quarter-sawn oak was standard, and those floors are worth the care a full sand and refinish takes. Stair treads and railings tend to come up in the same conversation, which is work Summit does alongside the floors.

West and north of Exton the stock gets newer — Chester Springs, Honey Brook and the developments around Downingtown were largely built from the 1980s on, and engineered hardwood is common there. Engineered floors can be refinished when the wear layer is thick enough. That is something we check on the walkthrough rather than promise up front, and if a floor cannot take a full sanding we say so.
