What Bucks County Floors Are Usually Like

Bucks County has some of the oldest housing stock in the Philadelphia region, and that is exactly the kind of floor worth refinishing. The borough homes around Doylestown, New Hope and Newtown regularly turn up pre-war pine and narrow-strip oak that has been covered, painted, or worn thin over decades. Those floors are almost always solid, which means they have material left and can be brought back rather than replaced.

The post-war side of the county is a different job with the same answer. Levittown, Bensalem, Warminster and the surrounding developments were built through the 1950s and 1960s with solid oak throughout the living areas, and in a large share of those homes it went under carpet within a decade and stayed there. Pulling the carpet usually reveals a floor in far better shape than the owner expected.

Newer construction across Buckingham, Furlong and Jamison is more often engineered hardwood. Engineered floors can be refinished when the wear layer is thick enough, and that is something we check on the walkthrough before committing to anything. If a floor cannot take a full sanding, we say so.

What it costs

What floor refinishing costs in Bucks County

Starting points for the work we do most often across Bucks County. Square-foot pricing covers labour and finish; the wood itself is only in play on a new install.

  • Screen and recoat

    from $1.50 / sq ft

No sanding — light abrasion and a fresh finish coat.

What moves it: Only suitable if the wood itself is sound. We check first.

  • Refinish in place

    from $3 / sq ft

Full sand, stain if you want a colour change, and new finish.

What moves it: Floor condition, wood species, stain choice and finish type.

  • New install

    from $2.50 / sq ft

Install labour for new wood over a sound subfloor. The wood itself is separate.

What moves it: The wood you choose. Material starts around $3 per square foot and climbs a long way from there, so it is usually the bigger half of the bill.

  • Staircase refinishing

    from $850

Existing treads and risers sanded and refinished to match the floors.

What moves it: Number of treads, spindle work, and whether risers are painted.

  • Repairs

    quoted after a look

Damaged boards patched and woven into the existing floor.

What moves it: Quoted after a look. A patch almost always needs a refinish over it to blend, so we price the two together.

These are starting points, not quotes. What you actually pay depends on how much demo the job needs and the materials you choose — so we look at the room, then put a number in writing before anything is scheduled. Our cost guides break down what drives each one.
